Pie in the sky: lots of land, not too close to too many neighbors, 5-10 mins from freeway, close to beach volleyball, not too far from LA family.

First place of interest was in Sycamore canyon right up the street from East Beach

Went to planning and development to get the public records and visited the actual land. Need to build a bridge to get land since there is a creek off the road. Second option would be to talk to the neighbor who had a bridge to share theirs and drive through their land to access it.

Pros:

• Good amount of land
• Away from neighbors
• Close to downtown
• Close to East Beach volleyball courts
• 7 minutes to the 101 freeway

Cons:

• View isn’t great of the mountains and power lines
• LOTS of driveway to pave to the building site
• 2 sharp switchbacks up driveway
• Build bridge or drive through neighbor land
• Expensive to route electric, plumbing, water to land
