Pros:

• Cheap
• Close to beach
• Utilities easy to hook up
• Kind of close to SB

Cons:

• Dense neighborhood
• 5 miles south U-turn detour to exit from north and access land
• 5 miles north U-turn detour get on freeway to go south
• Bad mud slides 10 years ago because of fires
